Regarding Electrical Installation Condition Reports, (previously known as Periodic Inspection Reports) When correctly installed, the original safe condition of the electrical circuit wiring is prone to change as it ages. Normal wear and tear, environmental effects, and poor quality circuit alterations are just three methods by which stresses to the electrical installation may be introduced. Clearly, the safe operation of electrical equipment should always be maintained. If it is not, the risk of an electrical fault occuring with continued use is bound to increase, especially where a fault is not immediately apparent, and the equipment seems healthy. The Wiring Regulations (BS7671), recognises inspections and testing as a means to verify each component of the electrical system is suitable, installed correctly, and can safely function in full as intended. For every electric circuit, there should be no danger presented by physical damage, degradation, or overloading; and the most widely viewed method to ensure the installation is properly maintained is to have in place a programme of regular inspections and testing by suitably trained personnel. The condition of the electrics is then logged in a detailed Electrical Installation Condition Report (EICR) at each event. Further relevant notes are also recorded, such as details of any departures from the prescribed regulations, recommendations for improving the installation, and areas of concern which require monitoring. The frequency of subsequent EICRs will on the whole be dependent upon the judgement of the testing engineer; however, the Institute of Engineering and Technology (the author of the Wiring Regulations), has guidelines for the maximum interval of time before a particular type of installation shall require retesting. Three of the most common types have recommended time periods between tests as follows: houses, or other domestic dwellings have it as being 10 years, or on a change of occupancy. For residential accommodation it's 5 years, or on a change of occupancy; and for commercial premises it's also 5 years, or on a change of trading use / occupancy.

The EICR is extremely versatile and can serve many useful purposes. The Electricity At Work Regulations 1989 (regulation 4.2) require an electrical installation to be adequately maintained to ensure safety. Failure to comply with the above can lead to prosecution by the HSE of those deemed to have been responsible. A landlord for instance, has a duty of care over his / her tenants to provide accommodation where the risk of harm from the hazards of electric shock, and fire is minimised; and a satisfactory EICR is evidence to show this is being carried out. The process of the buying or selling of a domestic property is also an area where the EICR will prove a very worthy document. Vendors should find such a report accompanying the home's energy performance certificate will assist a speedier and hassle free sale. The buyer on the other hand, may find commissioning an EICR from an approved electrician is a condition of a mortgage being granted where the state of the electrics of the property is in doubt.
For the service of providing an Electrical Installation Condition Report, our prices start from £80 for a one bedroomed dwelling. As a general guide, this price is increased for each additional bedroom of a property by £15. Typically, the cost of an EICR for a three bedroomed house is £110. Installations which have unusual adaptations, or more than one consumer unit are charged as per the extent of the electrical equipment inventory. This may be where for example, a separate and additional consumer unit serves off-peak electricity circuits.
